What Manual J actually calculates
Manual J, developed by the Air Conditioning Contractors of America, is a calculation method that determines a home's heating and cooling load, meaning the actual amount of heating or cooling capacity needed to keep the home comfortable under design conditions. It accounts for square footage, ceiling height, window size and orientation, insulation levels, air leakage, and even things like how many people typically occupy the home.
The output isn't a rough estimate. It's a specific number, usually expressed in BTUs per hour, that tells an installer what size equipment actually matches your home's needs.
Why 'just matching the old system' often goes wrong
It's tempting to assume that if the old system worked, more or less, a same-sized replacement will too. But homes change. Additions, new windows, upgraded insulation, even mature trees that now shade the roof, can all shift a home's actual load significantly since the last system was installed.
It's also entirely possible the original system was sized incorrectly in the first place. Builder-grade installations, in particular, sometimes use rule-of-thumb sizing rather than a real load calculation, which means the 'size that worked' may have been oversized or undersized the whole time, just not by enough to cause an obvious problem.
