How the rule works
The basic version: multiply the age of your AC system by the estimated cost of the repair. If that number is higher than roughly $5,000, the rule suggests replacement makes more financial sense than repair. For example, a 10-year-old system with an $800 repair estimate comes out to $8,000, above the threshold, suggesting replacement. A 3-year-old system with the same $800 repair comes out to $2,400, well under the threshold, suggesting repair is the better call.
Why it's a reasonable starting point
The logic behind it isn't arbitrary: older systems are statistically more likely to need another repair soon after this one, and are also less energy-efficient than current equipment, so the rule tries to account for both the immediate repair cost and the reality that an older system is a less certain long-term investment.
Where the rule falls short
It doesn't account for the specific repair needed. A failed capacitor on an older system is a very different situation than a failed compressor, even if they're both technically "a repair," because one is a minor, common fix and the other is a major expense that starts to approach replacement cost on its own. It also doesn't account for how well the system has actually been maintained, a well-maintained 12-year-old system can have a lot of life left, while a neglected 8-year-old system might not.
What actually matters more than the math
An honest repair-versus-replace conversation should include the specific repair needed, the system's full maintenance history, how it's been performing beyond just this one issue, and your own plans for the home. A rule of thumb is a useful starting filter, not a substitute for an actual technician looking at your specific system and giving you a straight answer either way.
